Sonning Developments is involved in bringing forward land for residential or mixed use developments. There is national requirement to increase the number of new homes in the UK to meet housing need for private and social dwellings therefore more land is required in specific areas to satisfy the increased demand.
We are active in the South East, South West and South Midlands where we identify suitable land opportunities. We represent land owners in negotiations with national housebuilders or specialist promotors to organise Option or Promotional Agreements where the land is promoted at no initial cost to the land owners.
Landowners benefit from introductory payments made to them by House Builders or Promotors and further payments are made to renew these agreements after a given period. Large sites usually take more than five years to gain planning permission and throughout this period the promotors/house builders pay for all costs for the consultants reports which are required to support a planning application. These costs can include an Appeal if a planning application has been refused by the local authority.
With the substantial expense and time associated with the planning process it can be assumed that housebuilders and promotors only enter agreements with land owners when they expect to achieve planning consent therefore our success rate is high.
